
Online Property Registration During Covid (for NRIs)
Under section 17 of the Registration Act 1908, owners are legally bound to register their properties. Online property registration was introduced under the Digital Initiative of India to facilitate the process of property registration. A few of the states that have made this service available for their citizens include West Bengal, Kerala, Karnataka, Delhi, Telangana, Uttar Pradesh, etc.

Prerequisites Before Property Registration
Before registering your land and property online, make sure there are no due payments like electricity bills on the property. The deeds to be executed, with all the necessary details, must be prepared. Another imperative includes clearing encumbrances on the property.
Online Property Registration
1. Online Payments
Online registration of land and property permits you to calculate stamp duty and registration charges online. These charges can be paid online after OTP Verification which is sent to your registered mobile numbers. Payment can be made via net banking, debit/credit cards. During online property registration, if the property or deal value exceeds Rs 50 Lacs, TDS (Tax Deducted at Source) must be paid online.

2. Details to Be Filled and Appointment Booking
Some of the details to be filled online include Personal Details of Owner (Name, Age, etc), Proof of Property (Title Deed), Mode of Ownership, Property Description, and Property Type. Even though the majority of the process can be completed online, the owner must visit the sub-registrar’s office to complete the registration of the property process.
3. Sub-Registrar’s Office
On the scheduled day, visit your sub-registrar’s office. The documents to be submitted at the sub-registrar include the form from the online registration of property process,
- Copy of PAN Card
- Identity Proofs (Aadhar, PAN, Passport,) of the Witness, Owner, and Seller
- Sale Deed
- 2 Passport Size Photos of parties involved
- Receipt of TDS paid
- E-registration fee receipt
- E-stamp paper with the stamp duty
