If You Already Have a BBMP Khata:

1. Access the e-Aasthi Portal:
Visit the official BBMP e-Aasthi website at https://bbmpeaasthi.karnataka.gov.in/.
2. Login/Register:
Use your mobile number to log in. First-time users will receive an OTP for verification.
3. Search for Your Property:
- Navigate to the ‘Get e-Khata’ section.
- Select your zone and ward.
- Search for your property using your name or Property Identification Number (PID).
4. Review Draft eKhata:
If your property is listed, a draft eKhata will be available. Review the details for accuracy.
5. Submit Additional Information:
If the draft is accurate, proceed to submit additional required information:
- Sale deed details.
- Encumbrance Certificate (EC).
- Previous khata documents.
- Property tax payment receipts.
- Owner’s PAN and Aadhaar details.
- Photographs of the property and owner.
- GPS coordinates of the property.
- BESCOM connection number.
6. Verification and Approval:
During the application process, you’ll be prompted to choose between two options:
- Option 1: Verified eKhata: Selecting “Yes” requests a verified eKhata, which typically takes 2–3 days to process and is valid for property registration at the sub-registrar’s office.
- Option 2: Unverified eKhata: Selecting “No” provides an unverified eKhata instantly; however, it cannot be used for property registration.
If you initially select “No” and receive an unverified eKhata, you may encounter issues such as the property being marked as “non-transactable” on platforms like Kaveri Online Services. To resolve this, ensure all required documents, especially the latest Encumbrance Certificate (EC), are uploaded correctly. Once verified by the Assistant Revenue Officer (ARO), your eKhata status will be updated, allowing for seamless property transactions.
7. Download eKhata Certificate:
Upon successful verification, you’ll be notified to download your eKhata certificate from the portal.
If You Don’t Have a BBMP Khata:

1. Access the BBMP New Khata Portal:
Visit https://bbmp.karnataka.gov.in/newkhata/.
2. Login/Register:
Use your mobile number to log in or register.
3. Initiate New Application:
Navigate to the ‘Apply for New e-Khata’ section.
4. Provide Property Details:
Enter comprehensive details about your property, including location, size, and usage.
5. Upload Required Documents:
- Sale deed or title deed.
- Encumbrance Certificate (EC).
- Property tax receipts (if available).
- Approved building plan or layout.
- Owner’s identity and address proof.
- Photographs of the property and owner.
- GPS coordinates of the property.
6. Payment of Fees:
Pay the applicable fees online through the portal.
7. Verification Process:
The ARO will review your application and may conduct a site inspection to verify the details.
8. Issuance of eKhata:
After successful verification, the eKhata will be issued, and you can download it from the portal.
